What is Patta?

It is a legal document by the government to establish ownership of the land or property. It contains all the details of the land and landowner on whose name property is going to be registered. Following all the details mentioned on the Patta-

  • Name of the owner
  • Number of Patta
  • District, Taluk, and village Name of the owner

This document is issued by Tamil Nadu’s government authority and maintained by the Tahsildar. It is also known as Records of Rights. It is one time document that does not renew frequently. Chitta is a supporting document with the pitta That is land records document that contains information about the land’s area, assessment, ownership, and other relevant details. This document is maintained by the Taluk office and village administration. Previously, Chitta was a separate document but after 2015, Tamil Nadu govern,net merged Pitta and Chitta into one document. In this document, the land is classified in the following category-

  • Nanjai – Wetland
  • Punjai – Dryland

It is required to document in many places like property transactions, obtaining loans, availing government subsidies, and resolving disputes related to land ownership. The Tamil Nadu government introduced the Patta Chitta document as one document after 2015. They merge it to maintain all land-related documents and details in one place. The Chita is no longer available separately. In 2018. All traditional Patta Chittas will be phased out and replaced by the TN Patta Chitta [ePatta], which is easy to access anytime and anywhere.

 

 

Apply for Patta Chitta Online?

The digitization of land records has revolutionised the process of obtaining Patta Chitta documents. After 2019, all Patta Chitta transferred to the online portal. If you want to apply for Patta Chitta  online, then here is the step-by-step guide for you-

  • Visit the Tamil Nadu Government’s official website, by clicking on the  https://eservices.tn.gov.in/eservicesnew/index.html
  • On the webpage, navigate to the “View Patta & FMB/Chitta/TSLR Extract.” notification and click on it.
  • Now, select your District and Area Form (Rural or Urban).
  • After selecting your District and Area Form, a further window will open where you have to provide the district, Taluk, Town, Ward, Block, Survey number, Sub-division number, and finally the authentication value. Make sure to provide accurate details regarding the land for which you are applying for Patta Chitta documents.
  • After carefully providing all details click on the apply button and submit the page for continuation.
  • ON the next webpage, an Online certificate will be generated for your land or property by the Town Survey Land Register. This certificate will contain all the important details entered by you like the type of land creation, the survey number, the location, and the municipal door number, among other things.
  • You successfully applied for the Patta. Now you have to submit some documents like providing a photocopy of the sale deed as well as an original copy for authentication and any proof of ownership like a paid EB bill, a tax refund, and a certificate of encumbrance.

 

 

Online Patta Verification

If you want to verify your Patta online, then follow this steps-

  • Navigate to  ‘Anytime/Anywhere E-services’ and click on “Verify Patta”.
  • On the Verify Patta page, you will see a page of Reference Number
  • Provide your Reference Number and click on the Submit button. Make sure to check the reference number carefully.
  • After submitting the page, you will receive authentication information of the concerned Patta on your phone.
  • You can check the received information on the phone. Make sure to check the registered phone only.

 

 

Required Document for Patta Chitta

Obtaining Patta Chitta documents in Tamil Nadu typically requires certain essential documents to establish ownership and record details of landholdings accurately. Here is the list of documents that you should collect before applying for the Patta Chitta online-

A Copy of Proof of Ownership:

You can bring any of these as proof of ownership-

  • Sale Deed: A sale deed is a legal document that contains details of the transfer of ownership of the land from the seller to the buyer. It has names of the buyer and seller, description of the property, sale consideration and other terms and conditions.
  • Inheritance Document:  cases where the land has been inherited, documents such as a will, succession certificate, or legal heir certificate, etc.
  • Partition Deed: If a property has co-owners, then you need it. This document may be required to verify ownership rights.

A Copy of the Identity Proof of Applicant:

You can bring any of these as an Identity Proof of Applicant.

  • Aadhaar Card: The Aadhaar card is issued by the Unique Identification Authority of India (UIDAI). It is a unique number assigned to each Indian citizen. It contains name, photograph, date of birth, and Aadhaar number.
  • Voter ID Card: The Voter ID card, also known as the Elector’s Photo Identity Card (EPIC). It is a document that serves as identity proof for voting purposes as an Indian citizen. 

A Proof of Possession:

You can bring any of these as a Proof of Possession-

  • Utility Bills: Utility bills such as electricity bills, water bills, or gas bills in the owner’ name. It serves as evidence of residency and possession of the property and regular payment.
  • Property Tax Receipts: Property tax receipts issued by the local municipal authority.
